Within this time frame we can cover a brief overview of a whole apartment, or focus on one area in detail.
During our in-home consultation, I'll offer guidance about any questions you have, and likely, some you hadn't thought of. Suggestions are made for structural changes that might be advisable, general style direction, materials and resources to consider. If you don't know where to begin, we'll figure out a strategy and discuss logistics.
By the end of the consultation, you'll have a ton of valuable tips and a defined game plan. Notes or sketches made during our meeting are presented at the end of the consultation.
A one-hour on-site consultation is $350 and includes 2 follow-up calls or emails. The fee for the consultation covers the time we spend together and is not deductible from future work.

2-HOUR CONSULTATION $575
This time frame is best for clients who anticipate a more complicated renovation, or will be moving. When appropriate, we'll visit both your current and future homes.
During our in-home consultation, I'll offer guidance about any questions you have, and likely, some you hadn't thought of. Suggestions are made for structural changes that might be advisable, general style direction, materials and resources to consider. If you don't know where to begin, we'll figure out a strategy and discuss logistics.

PAINT COLOR PALETTES
A small amount of color advice can be included in a
1- or 2-hour consultation, but for full apartments, it usually requires a separate set of visits. The complete coloring process usually takes
about 2 weeks and includes:
• An initial visit to view furnishings and light conditions;
• Suggestions for test colors;
• A follow-up visit to assess and adjust color tests;
• Final written instructions for your painter;
• A final site visit while the work is in progress. Testing and final painting are not included.
If needed, a painter will be referred.

READY-MADE DECORATING™
Sometimes you need just a little help with finishing touches, or may not feel ready for a full-service decorator. If you've tried to pick out a couch on your own, but one Saturday spent at Crate and Barrel had your head spinning, perhaps you'd benefit from some professional advice. To make your home look and feel more pulled-together, suggestions are made for readily-available furniture, window treatments, rugs, accessories and lighting. Then we'll arrange it all and hang the pictures. It's like a tv show brought to your home.
Services are provided by the hour.
Typically, about 15-40 hours are needed.
For custom work, or to decorate a home from scratch, One to One Studio collaborates with a wide variety of skilled specialists to ensure that the client's home is everything they've envisioned.

CUSTOM FLOOR PLANS
Detailed floor plans and elevations can be produced for your kitchen or bath project. Drawings for home offices and custom storage can also be provided. A set of plans is the basis for contractor bids and Board review. Fees are quoted on a project-by-project basis after the initial consultation.
A set of drawings typically costs $3,000—7,000.
If the project requires DOB filing, additional fees will apply.

FLOOR PLAN EVALUATION
If you already have floor plans or architectural blueprints for a home you are purchasing or building, I can offer suggestions or a second opinion. Often, clients appreciate review by a kitchen specialist before committing to an architect's or builder's vision. You can mail or email your floor plans.
This service may be used as a stand-alone option,
or in addition to an in-home consultation.
Services are provided by the hour.
Typically, this service requires 1-6 hours.

CONTRACTOR REFERRALS
Once plans are ready, I can refer qualified contractors, matched to your type of project and budget. I provide a standardized scope of work memo, so bids can be compared apples to apples. My contractors have pre-agreed to a standardized contract which covers situations and tasks the average homeowner may not think to include.
Contractor bids are not marked up and One to One Studio does not accept payments or percentages of any kind from contractors. The price they bid is the price you pay.
Preparing the scope of work memo for bids, walking contractors through the job site, reviewing and negotiating bids, and drafting the final contract is handled by the hour.

OBTAINING APPROVALS
There is an art to presenting your alteration to the managing agent in a way that makes approval more likely. When DOB filing is also required, my filing architects and expeditors will streamline that process.
Management of the approval of the plans through a series of engineer reviews is handled by the hour. Trafficking additional documentation, such as insurances, licenses and other required paperwork, is handled as a flat fee.

SELECTING MATERIALS
Before construction begins, you'll need to make what seems like a gazillion decisions: which tiles, flooring, countertop, faucet, appliances, lights? Expert advice saves the cost and disappointment of making the wrong choice. I supply an edited selection tailored to your particular design. I maintain a full library of tile, stone, counter materials, fixtures, etc.
I don't believe in markups. Clients pay for the time and expertise involved in selecting, ordering, and trafficking materials. Whenever possible, the client pays the trade price directly to the vendor.
Every client requires a different level of help; and more or less time to make decisions. Therefore, Pre-construction services are provided by the hour. An average would be about 20 hours over the course of 6 weeks, or about 3 hours for each week of ongoing pre-construction.

OVERSIGHT SERVICES
We consider all installations a 3-way partnership between the client, contractor and designer. Site meetings, email updates, and ongoing quality control, keep the project on target. Oversight is performed on an hourly basis for smaller projects, or via a monthly fee for involved projects.

HOURLY SERVICES
Ongoing projects are billed at $225 per hour.
Hours are tracked on a time sheet, and retainers are invoiced at 10-hour intervals. Typically, ongoing projects require about 3 hours of attention per week.

THE WHOLE PACKAGE
What does it add up to, soup-to-nuts? Industry standards range from 15-35% of the construction costs. I don't work on a percentage basis, I work on an as-needed basis. So your costs depend on your interest and availability to participate in your renovation.
Some clients need minimal guidance, and have garnered the perfect amount of design input for as little as $5,000. How much legwork can you realistically do? If your job requires you to work 50 hours or more a week, you will need someone to manage your renovation for you.
For a more complete level of service, including producing plans, selecting and ordering materials, gathering board approval, and overseeing construction, anticipate about $2-4K in design fees per month, for a process that typically takes between 6 and 12 months. Larger, more complicated projects may require an investment of $6-10K per month.

MOVE IN SERVICES
Once the dust has literally settled, moving in presents the last challenge. The new space may benefit from editing or rearranging your old furnishings, hanging art in a different spot, or freshening up worn or outdated pieces.
To make your new kitchen as efficient as it was designed to be, let us unpack for you. Arranging plates, pots, utensils and dry goods properly is a kind of crazy art form in itself.
Unpacking and organizing is done as a flat fee, determined by the scope of what's needed.
